The pub is of concrete construction with render façade,under a corrugated roof. 

With UPVC windows, central heating and alarm. Separate telephone line.

A traditional Irish village bar, which was trading up until 2003, when the liquor licence was sold off. It has been changed very little in the process of converting it into self catering accommodation, with the main focus on retaining it's charm and character, and so would convert back into a fully functioning pub with the minimum of effort (the addition of a liquor licence and necessary consents etc. would be required).


Customer Entrance.

Bar. (with kitchen area)

With front facing UPVC etched glass window. Liscannor flag stone floor, polished mahogany bar counter with overhead lighting, bar pumps, mahogany shelving to back mirrored wall for optics and spirits, with shelving for glasses, minerals etc. Under counter shelving, sink, cooker point and drinks chiller. Wooden floor boards behind bar. Ample power points, till area. wall lights. Door to cellar/bedroom and back hall.


Cellar/Bedroom.

This room was formerly the cellar/barrel store, where the barrels and gas cylinders were kept. The floor has a slope to it, to aid the moving of the barrels. The original beer barrel delivery door is still in place. With a south facing obscured glass UPVC window and built in wardrobes and drawers. The bed is built beneath the old barrel store arch and is 6'6" square, with wall light above. Ceiling light, power points and radiator.


Lounge.

With front south facing etched glass UPVC window. High quality wood effect laminate to floor. Stone fronted fireplace, with open fire and Liscannor stone hearth. (*Sept '18. New solid fuel stove and flue liner purchased and due to be fitted). Wood panelling on walls to dado height, wall lights, power points, T.V and Sky sockets. Wooden tongue and groove door to snug/en-suite bedroom with old style latch handle.

Terracotta tiles to floor. UPVC window with obscure glass. Wash hand basin, WC, plumbing for washing machine, shelving unit, ceiling light.


Shower room.

With quarry tiled floor, rear facing obscured glass window. Fully tiled floor to ceiling walls, double sized shower with electric shower, WC, wash hand basin and radiator.


Outside.

To the front of the property is a path going the full length. To the side of the pub is a good sized parking area for 2 cars, in front of 6' tall solid drive gates which lead to the rear garden. To the side is a good sized south facing garden with wooden fencing and gates, with feature gateway to the front. The garden consists of 3 rectangular raised stone edged vegetable beds, a long fruit border, a round herb bed and a beautiful cherry tree. To the left of this is a lawn area and a flower border with cottage style planting. To the left of this again, is a drive with a stone boundary wall. This is gated with a 5 bar gate and gives access to the workshops and the 31ft mobile home, which has been converted into workshop and display space, and is serviced with water and electric.

From here you come to the private tree lined rear garden with lawn, flower beds and seating and BBQ areas. There are 2 workshops of concrete and stone construction, with corrugated roof. They each have electricity, work benches, shelving, and stable doors, as they were previously used as stables. There is also a wooden fuel store situated close to the house and pub.

Next to the workshops is what was originally another pub. This had it's roof and some of it's walls removed, so it could no longer be used, as the new Conroy's Bar was being built and the licence from this pub had to be extinguished, for a new licence to be issued to Conroy's Bar. This bar was only 11' x 14' inside. There was a bar counter, seating and an open fire ! It was fondly referred to as the Old Forge Bar, and was reputed to have been run as a Shabeen at some stage of it's life.

The foundations are still visible and it would not be a major job to reinstate the building. The original door ways are still intact and open onto the front garden. ( Sept. '18. This building is currently being reinstated).


Location.

Aglish is a small friendly rural village, situated along a byroad between the R438 and the N52 in County Tipperary. Virtually in the centre of Ireland.

This is an area still relatively undiscovered by mass tourism and so it retains the true charms of the "Real Ireland", which many visitors choose to capture in paintings and photography. More recently, the region has been branded as Ireland's newest tourism region, the Hidden Heartland's. It has generated a huge national and international promotion of the area, of which The World's 1st Self Catering Pub is sure to benefit from.  

With the areas historic castles, heritage buildings and sites, it's beautiful landscapes, rivers lakes and bogs, or just it's Irish residents; they all seem to capture the hearts of visitors.

Situated close to Lough Derg & the River Shannon means it's perfect for lovers of fishing, swimming, boating and watersports. Being close to the Ancestral home of Barack Obama in Moneygall and Ireland's 1st Eco Village of Cloughjordan, with the Genealogy centre at Nenagh only a short drive away; should you wish to trace your family tree, and for those with an interest in Astronomy, Birr Castle, with it's beautiful telescope, once the world's largest, it makes Conroy's perfectly situated, with something to interest everyone.

There are 2 churches in the village, a pub, village hall and children's playground. There is also a National School, St. Josephs, for children up to 12yrs. Older children usually go to Borrisokane Community College, for which there is a school bus, which will collect and drop children to and from school.

The local businesses around the village are mainly of an agricultural nature. There are also horse breeders/trainers, stud farms, a motor home/camper van business, mechanics, machinery hire operators and child minders.

Borrisokane (approx 4 miles) is the nearest town. Here you will find, Doctor's, Library, Post Office, Pharmacy, grocery shops, hardware and newsagents, cash point and petrol stations. 

Aglish is on the border of Counties, Galway, Clare and Offaly and is close to Lough Derg and the River Shannon.  The North Tipperary Cycle Route (opened in 2009) passes the end of Aglish village, as does the O'Sullivan Beara Walk (only recently opened in this part of Ireland).

Please Note: 

Although we are NOT selling Conroy's Old Bar as a business/going concern, we are willing to negotiate, to include the website, bookings, fixtures, fittings and furniture of Conroy's, to continue running it as a self catering holiday let. Minus a few personal/sentimental belongings.

It must also be noted that, although Conroy's Old Bar is run very professionally, we personally choose to run Conroy's for pleasure and for it to fit in with our own personal lifestyle. 

We specifically choose NOT to run Conroy's Old Bar for "maximum profit", as it has always been our family home 1st and foremost. 

Therefore, it must be taken into account, that the bookings/earnings that Conroy's has, are of no reflection to its capability as a self catering holiday let, but more of a reflection of our choice of how to run it, to fit in with our daily lives. 

We believe that the possibilities/capabilities of Conroy's Old Bar are endless and in the right hands, and would only be restricted by one's imagination and personal choices. 

USP - Unique Selling Point, Conroy's Old Bar IS The World's 1st Self Catering Pub !

Due to it's uniqueness, Conroy's Old Bar has always generated it's own advertising. 

It has been featured in various National and International Newspapers, on Irish radio programmes and in various magazines, as well as on RTE's Nationwide programme (Feb 2016) & TV3 Breakfast TV (Aug 2017)

We have never had to pay for any of this advertising. 

In March of 2017 a journalist from The Huffington Post (Toronto, Canada) and 2 of his friends, came to review Conroy's for a Mini Series they were producing on Ireland and it's most unusual features. 

They stayed overnight and whilst here, we participated in a video interview with them about, Conroy's. They did a photoshoot of the old place, as well as an Instagram and Twitter blog on their stay. They also took extensive drone footage of Conroy's and it's surrounding area. 

They will also be setting up a website featuring Conroy's Old Bar on it's own page, as well as other places of interest that they visited, whilst on their month long tour of Ireland.

All of this advertising through them, was for FREE, no charge.


In 2016 Conroy's Old Bar was used by Airbnb as part of their advertising and promotional material for Ireland.

At the beginning of Oct. 2015 RTE came and filmed Conroy's Old Bar to feature on it's Nationwide programme, in an article about Airbnb and their unusual accommodation that is available in Ireland.

Our property is situated close to Lough Derg & the River Shannon. This region and the Lough Derg Route is presently benefiting from Government Grants and funding, to boost tourism to the area.

The O'Sullivan Beara Walk -   The Beara-Breifne Way, Ireland’s longest walking trail, links counties Cork, Kerry, Limerick, Tipperary, Offaly, Galway, Roscommon, Sligo, Leitrim and Cavan and the remaining phase of this walk to be completed, passes through Aglish. The final stages of our part of the route have only recently been marked out with plaques, signposts and map-boards that inform walkers all about the surrounding local myths, ruins, various sites, nature and hedgerows. 

Conroy's Old Bar is the only accommodation in the village and surrounding area, and so the completion of the  O'Sullivan Beara Walk should be a huge boost for lettings in Conroy's Old Bar.

Due to the size of the house with it's 5 bedrooms, it has great potential to make a fine B&B for walkers, as there is no B&B accommodation in the area to facilitate them at present.

Gurteen Agricultural College is also situated approx 4 miles away and event participants and students from here are often looking for rental accommodation in the area, 

The North Tipperary Cycle Route (opened in 2009) passes the end of Aglish village.

These are all resources that can be tapped into, should the new owners wish to consider B&B accommodation in the house.

The former shop and outdoor workshops of this property are also a very useful addition for anyone wishing to generate extra income. 

The possibilities for this property are endless, and are only limited by one's imagination.

As part of the sale contract ALL bookings for Conroy's Old Bar MUST be honoured. If the new owners do not wish to carry on with the rental of Conroy's Old Bar, these bookings will be honoured by ourselves. This may delay the completion of the sale of the property.
